"I originally posted a 5 star review but that was simply because I was asked to. The truth is, this place is not worth your money. The apartment was too small for 4 people to live in and there was never enough room for all of all of our belongings in the fridge or cabinets. The walls were so thin that you could hear your roommates and your neighbors clearly, and they could definitely hear you too. Lastly, you'll have to fight to get your security deposit back, which I never even received the full amount. Overall, you'll regret living there once you move in. If you can, I highly advise you to move somewhere else. UCity Flats fka Good Food Flats is not worth it."

"Do not rent here. Management is unethical. They will not return security deposit, they will not return phone calls, they will not respond to emails. My daughter moved out over 1 1/2 months early because of the living situation, internet was down for 3 months but we did our part and paid all our expenses through the end of the lease. I have called over 30 times in the last month (mailbox is full) to get my security deposit back. I am shocked they are allowed to operate as they do. They have/had potential but the Management is not trustworthy, nor do they care about their tenants. Do not trust them."

"The management is horrible! I would suggest not moving here at all. They are so unprofessional. It’s so hard to get into contact with them because they will ignore all of your messages and all of your calls! I’ve lived there for two years and had so many problems with them! From water leaking and flooding my floors for MONTHS! From broken and clogged toilets and sinks to my refrigerator NOT WORKING!!! They do not care at all! They are money hungry!!! They allowed me to live with someone who had mental issues that even attacked me WHILE I WAS PREGNANT!!! The entire building is cheap and atrocious and they are just looking to collect funds! DO NOT MOVE IN HERE!!!"

"If you're even considering renting from them, I implore you to reconsider and invest a few extra dollars into your budget for the sake of your sanity. This agency is a true master of offering disappointment. It’s a reasonable suggestion: spend a few extra dollars for a reputable apartment agency and secure your mental and emotional well-being. Let's start with their deceptive concern for cleanliness and room quality. During the initial tour, they show you a flawless model room. They'll inquire about your preferences and lead you to believe they care. However, once the contract is signed, and you’re handed the keys, the actual room is totally the opposite of your expectations. The discrepancy between their beautiful pictures on their website and the grim reality is astonishing. And the smell of the hallways’ carpets. It's as if the agency infused the carpets with the stench of a landfill. You can find the support team only in person if you are lucky enough. Trying to get assistance via email, phone, or text message often leads to no response. Even their phone mailbox is full, and you cannot leave a voice message. It's astounding how they manage to respond with vague, unhelpful replies that only serve to amplify your frustration. About the security deposit refund, it’s been months since I moved out of that apartment, and my deposit is still in their possession. It's as if they keep your money as a token of their appreciation for choosing their abysmal services. In one of my successful attempts to contact them, their response was a vague assurance that "we are working on it and will send the checks in 2 days." Yet, a month has passed, and I'm still struggling to get a response or any resolution."

"GFF residence it is simply the right choice to live in Philly university city!! I spent there 4 months and I made a lot of new friends in the building. The management is always ready to help you and friendly, the building itself is really cool, with all the amenities: rooftop, gym, common spaces, study pots... the apartments are well furnished and clean. If you are planning to move to Philly be sure to check this place. Breanna will welcome you and follow you for all your stay, her help was really precious!"
