"I have lived here for little over a month and this place has exceeded all expectations and is fantastic. I want to give a huge shoutout and thank you to Laquita who was my leasing agent and has gone above and beyond to answer any and all of my questions even after moving in. Also big thank you to Melvin who is so personable and his hospitality is above and beyond. The maintenance team here fantastic and is so quick and responsive. The building is so great with keeping me updated on things going on, anything happening and while they are going through construction that should not sway you from moving here. It’s been nothing but great living here!!"

"Cortland is morally bankrupt and completely incompetent. You have a choice on where to live, and choosing Cortland means knowingly supporting one of the most notoriously monstrous companies in the industry. Vote with your wallet and force Cortland to change or sell. If you had a bad experience with Cortland, please leave an honest review with details. Cortland’s ruthless behavior will continue as long as it makes them money, and reviews make a difference. Like this review for maximum exposure. Cortland’s business model is evil: -This company makes its money by buying up apartments, kicking out existing tenants, doing surface-level renovations, and hiking the rent as much as possible. In other words, its investors can ONLY succeed if they stomp on people less fortunate than them. Cortland doesn’t care about your rights: -Cortland routinely attempts to violate landlord-tenant laws. They regularly fail to give proper notice of maintenance, and in some cases provide mere hours’ notice that they intend to enter for a “check-up”. -Cortland’s aggressive construction has led to some shocking behavior. I was sent a letter offering a month-to-month lease, and Cortland later decided they didn’t mean it and I had to move in two weeks. I escalated to a regional manager, and she tried to make up a provision in my lease that would get me out sooner. When I told her I had a copy, she made an elaborate show of looking for that provision. She didn’t find it of course, and Cortland backed off. Cortland doesn’t care about your safety: -Cortland’s only goal is fast and cheap unit renovations, and they neglect other areas of the property. When the garage door broke, they simply removed it. In an area known for car break-ins, Cortland’s garage was wide open for NINE MONTHS. Anyone could walk into the building through the garage. -During a last-minute renovation, Cortland removed everyone’s front door. After removing the doors, the construction workers simply went to lunch and left apartments open and completely unsupervised. -During a series of power outages, the elevators and garage doors failed due to neglected maintenance on the backup generators. Tenants were trapped in the building. Not only is this inconvenient, it could be literally deadly in the event of an emergency. Cortland allowed this to happen twice before they promised to fix the generator. Cortland doesn’t care about your comfort: -Cortland’s renovations are deafening and happen at all hours with no notice. They claim to restrict construction to 8-6, but they don’t enforce it. Residents can’t make other arrangements because Cortland won’t tell them when and where noise will occur. This property is completely unsuitable for remote work and will likely remain so for several years. -Cortland’s renovations fill the air with drywall dust and the smell of paint. Anyone with allergies or sensitivities simply cannot live here. -The elevators break constantly and the remaining ones are often filled with construction equipment. They'll fix them, but they always break again. Cortland’s renovations are sloppy and cheap: -These units may photograph nicely, but Cortland uses cheap materials and sloppy workmanship. My “upgraded” front door was dirty, flimsy, and installed at an angle. The frame had jagged nails sticking out that they simply painted over. -When Cortland worked on the exterior and balcony, they didn’t clean first and instead painted straight over chunks of bird poop. You don’t notice from a distance, but the paint on the balcony and trim is streaky and lumpy. It looks far worse than it did before. TL;DR I don't have enough space to detail all of Cortland's actions. This company is incredibly toxic, and they’re also just terrible at being landlords. Look closely at the pattern of reviews – they’ll get a few negative ones with details, and then a flurry of 5-star reviews that all mention the same people or events. EDIT: Cortland’s reply is proof of their incompetence. 72 hours is VA law, not a requirement unique to my lease."

"Hi There I am writing this review as I was a future resident of the the Cortland pentagon City, I went to tour the apartment and because they had a good promotion of one month free and additional 1500 credit I decided to move to the apartment. I filled the application submitted all the required documents received the approval via email and was able to complete the process of signing the lease. I was ready to move in February 1. Suddenly, after I signed the lease they started asking for a proof of income. Mind you I have already submitted bank statement showing I make quadruple the rent they are asking. They said they cannot use my bank statement and couldn't' give a logical reason why. I spoke with the manager Jordon and said to him I can submit a report of all the monthly deposits I received with clearly shows a continues stable stream of income. He agreed and stated that would work. After I emailed him the report I received an email saying my application is being reviewed for proof of employment which is absurd and ridiculous. How would I have an income if I am not employed. It seemed like they were just trying to find excuses to give me hard time because I wear the Hijab and I am Muslim. Today I stopped by the leasing office furious because I never heard of such a thing as proof of employment after I have showed multiple bank statements. The leasing office is unprofessional and to add to it they told me they don't know how I was able to sign the lease when I was sent an approval and already have an executed lease. I am happy I was able to cancel and honestly I have dodged a pullet. This place is not worth it. Dr. Jama"

"The units are nice, but I've had so many problems in these apartments and have been to the leasing office so many times to fix different issues of all kinds. They attend even simple problems with very little efficacy and are very disorganized. They often promise things and dont do them, so I have to go like 3 times for the same thing disrupting my work. I love the front desk staff, but once you go back into the leasing office, good luck getting the issue fixed. Their leadership team has good potential and I see that the Manager of the apartments really cares about tenants. With this said, I still see hope. If they get more organized before my lease ends. I'll happily renew my lease and give them 5 stars."

"Carlos is an amazing maintenance guy. He is super kind and helpful always. Our apartment is renovated, although going through some minor issues that Carlos and his team is helping with. The pools and social areas are getting renovated as well and they promise it’ll be amazing, so looking forward to it."
